Purpose of the Job:
  • Co-ordination with Business/ Network team
  • Develop Design architects, general contractors, developers, civil & structural consultants.
  • Manage PMC and Contractors for new MSC, office and retrofit projects.
  • Structural review of existing buildings and retrofit project planning as per requirement.
  • Tender enquiry with vendor and negotiation the quote and benchmarking the prices mark to market and optimize on YOY basis.s
  • Successfully delivered pre-qualifications, Request for Proposals (RFP's) and Request for Quotations (RFQ's) for project
  • Evaluating and preparing the BOQ, tenders bids for the civil and interior
  • Project planning & scheduling as per business requirement.
  • Tracking Costs and ensuring efficiencies year on year
  • Ensuring Transparency and enhanced governance in Network procurement.


Key Deliverables:
  • Site (Land / Building) finalization & procurement for new MSC & Office on PAN INDIA basis.
  • Work with Network team and business team to find most suitable location MSC and Office checklist and at right price
  • New MSC construction projects started to be handed over to Network team for infra works within agree timelines and cost estimate
  • Design and structural evaluation of existing buildings. Project plan Initiate retrofit projects completed on NFA schedule but without any business impact
  • Regular formal update of 'in execution' projects with status and images to be circulated to stakeholders every month
  • Saving on approved capex of each Project
  • RE Capex costs are controlled within allotted AOP budget
  • Roll out Design & Construction Manual for new Constructions.
Efficient plans for Standardization and Sourcing Strategies
  • Issuance of Cost guidelines for all Business units in the above areas. The position shall be responsible for these costs.
  • Drive standardization of OPEX / Capex purchase procedures and guidelines to ensure consistency in procurement and sourcing practices across businesses
Conduct cost benchmarking - Rationalization to get economies of scale :
  • Ensure vendor base is right sized for maximum volume/cost savings leverage across all Business Units.
  • Manage Vendor capacity and capability to meet the Scale and Business requirements.
  • Ensure Vendor base can meet the ramp-up requirement for the next 3 years.
  • Engage in costs and quality benchmarking through informal market research, quality and cost interrelationships/ cost benefit analysis.
  • Develop cost benchmarks by checking rates given to other clients and competitors by vendors.
  • Evaluate market standards in discount and cost patterns.
  • Develop processes for half yearly / annual release of rate references for all major items.

Design programs to achieve targeted cost savings:
  • Lead Value Engineering efforts to reduce costs
  • Collect end-user feedback to improve service delivery design
  • Conduct surveys to identify best sources of OPEX items procurement with efficient purchase and supply routes.
  • Identify alternate methods of spend optimization through purchase trend analysis.
  • Streamline purchase processes to optimize costs.
  • Ensure compete compliance to implemented processes.

Effective contract management (adherence to scope/ SLA's and KPI's of the contracts):
  • Design, implement contract management processes.
  • Ensure review of compliances and corrective action on variances
  • Initiate corrective actions and improvement plans.

Management of Vendor expectations:
  • Improve Vendor Satisfaction both at the Strategic Partner and Class B Level Contracts.
  • Assess vendor performance and rate vendors on metrics of cost, quality, and service parameters.
  • Build healthy relationships with regular vendors in order to negotiate better costs /qualities.


Qualification & Experience:

BTech(Civil), MS / MTECH (Structural) preferred, PGDCM / PMP / Project Management with overall experience of 8-10 Years.
