The Real Estate Credit and Asset Management team is a business unit within the Global Markets Segment primarily supporting the Mortgage Loan Trading desk and Investment Banking’s Real Estate Finance Group. The team is a multi-faceted diligence and asset management platform specializing in whole loan acquisition, sales, securitizations, syndications, and financing opportunities. The team has product expertise across mortgages, mezzanine debt real estate and warehouse financing

Candidate’s role will have key responsibilities in managing/ analyzing/ underwriting commercial real estate (CRE) loans. 

Asset Management 

- Oversee and/or directly manage a diverse portfolio of commercial real estate loans 

- Review legal documentation and financial models to assess asset level risk

- Interact with property managers, legal counsel, servicers, co-lenders, institutional borrowers, etc.

- Experience in Excel cash flow modeling/forecasting, utilizing market sales, rents, occupancy and capitalization rates to determine real estate values across a variety of property types: multifamily, hospitality, retail, industrial, office, self-storage, senior living, etc. 

- Monitoring business plan performance and making tactical and strategic recommendations, as appropriate 

Analysis & Reporting 

- Prepare and present transaction memos summarizing due diligence and credit analysis for obtaining internal approvals 

- Prepare and present quarterly business plan updates, market updates and factors affecting collateral value and ultimate stabilization timeline to Senior Management and internal clients for review and approval 

- Prepare and update asset level reports to summarize performance & compliance

- Extract, monitor, and update key data points to assist with the risk management and performance of each loan and collateral 

Underwriting 

- Analyze and present opportunities and risks inherent in specific sectors and markets 

- Perform valuation analyses and due diligence related activities 

- Track and forecast operating cash flows from real estate assets using a combination of market data, property specific operating norms, actual performance data and GS specific standards required to evaluate, pursue, and close debt investment opportunities 

- Coordination of internal and external resources to analyze investments opportunities 

Basic Qualifications

Technical Skills

Strong quantitative skills with minimum 2-4 yrs of experience in underwriting CRE loans and/or managing performing/distressed assets 

- Experience valuing multiple commercial real estate product types 

- Strong proficiency in Excel, PowerPoint and Word 

- Strong academic background 

Interpersonal Skills

Excellent verbal and written communication skills 

- Self-motivated, ability to work both autonomously and in a team setting 

- Solid analytical/logical mindset and attention to detail 

- Strong sense of accountability and dedication to continuous improvement 

- Ability to work under pressure and meet deadlines ensuring high quality output 

- Ability to interact with diverse set of stakeholders across teams & geographies

General 

- Work collaboratively to achieve department and firm objectives 

- Develop and maintain relationships internal & external stakeholders

- Participate in structuring and execution of optimal financing solutions for external stakeholders

- Review asset level documentation, financing, analysis, and other activities that may require feedback from the debt originations or real estate finance groups 

- Present potential decisions’ impact on assets and asset performance to senior leadership
